Suncrest Acquires 230 Acres in Gastonia for Arcadia Development...
And Here’s What Homebuyers Need to Know
The Gastonia real estate market continues its aggressive growth trajectory with another major announcement from Arizona-based developer Suncrest.
In late December, the company partnered with TriGate Capital to acquire approximately 230 acres off Camp Rotary Road for nearly $6.9 million, setting the stage for Arcadia — a 427-lot residential community that could significantly reshape the western Charlotte suburbs.
We covered this in a recent video — you can check it out by clicking here!
The Arcadia Project: Key Details
Located at 201 Barn View Road on the former Linwood Farms property, Arcadia represents Suncrest’s latest bet on the Charlotte metro area’s continued westward expansion.
Planned Features Include:
- 427 single-family home lots
- Construction beginning Spring 2025
- Lot delivery to homebuilders by mid-2027
- Direct proximity to Crowders Mountain State Park
- Preservation of the historic 40-acre barn site from the original farm
- Neighborhood trail system connecting residents to preserved farmland
- Main amenity center with Crowders Mountain views
“We placed particular emphasis on preserving the farm’s original 40-acre barn site, which will remain accessible to residents via Arcadia’s neighborhood trail system, and the primary amenity center will offer tremendous views of Crowders Mountain.”
— Mark McAuley, Director of Development, Suncrest Carolinas
Suncrest has not yet disclosed which homebuilders will partner on the project, though announcements are expected as construction approaches.
Suncrest’s Gaston County Track Record
This isn’t Suncrest’s first project in Gaston County.
Since entering the Charlotte region in 2019, the developer has delivered more than 2,000 residential lots in Gaston County alone.
Notable Projects Include:
- Derry – 360-acre community approved for 877 single-family homes
- Nolen Farm – Suncrest’s debut Charlotte-area project
- Additional developments in Kannapolis, Charlotte, and Indian Land
Suncrest’s consistent focus on Gaston County signals strong confidence in the area’s long-term growth and buyer demand.
What This Means for Charlotte-Area Homebuyers
The Arcadia announcement highlights several important trends shaping the Charlotte real estate market.
1. Westward Expansion Continues
As land prices rise in Mecklenburg County and inner-ring suburbs, developers are moving west into Gaston County. This creates opportunities for buyers seeking affordability without giving up access to Charlotte.
2. “Affordable With Amenities” Is the New Formula
Preserved farmland, mountain views, trails, and modern amenities reflect what today’s buyers want — value without compromise. Gastonia is positioning itself as a destination, not just a budget alternative.
3. Inventory Relief Is Coming (But Not Soon)
With lot delivery expected in mid-2027, Arcadia won’t ease inventory pressure immediately. However, it does signal meaningful housing supply in the pipeline.
4. The Build-to-Rent Question
While builder partners haven’t been announced, the Charlotte market has seen growing interest from build-to-rent operators. Whether Arcadia includes rental inventory remains to be seen.
Should You Wait for Arcadia?
If you’re actively house hunting, timing matters.
Consider Waiting If:
- You want new construction only
- You prefer a brand-new planned community
- Your timeline is flexible (2–3 years)
- You’re comfortable with unknown pricing and builder options
Consider Buying Now If:
- You need to move in 2025 or early 2026
- You want to begin building equity now
- You’re open to resale or current new construction
- You value certainty around neighborhood and pricing
The Case for Gastonia
Whether or not Arcadia fits your timeline, the development reinforces why Gastonia deserves serious consideration:
- Significantly more affordable than Mecklenburg County
- Easy access to outdoor recreation (Crowders Mountain, trails, parks)
- Growing retail and commercial development
- Reasonable commute to Charlotte, especially for hybrid workers
- Newer homes with modern features
- Larger lots and more space than closer-in suburbs
What’s Available in Gastonia Right Now
While Arcadia won’t deliver homes until 2027 or later, buyers ready to move today still have solid options:
- Existing communities with immediate availability
- Current new construction from established builders
- Resale homes with mature landscaping
- Properties near similar amenities (parks, trails, mountain access)
The Arcadia announcement reinforces what we’ve seen for years: Gastonia is evolving from “the affordable option” into a true destination.
For buyers, the key is aligning your timeline, priorities, and certainty level. Waiting years for a future development doesn’t always make sense when strong options exist today — but for buyers set on new construction in a planned community, Arcadia is worth watching.
