Huntersville is officially stepping into a new era.

A major mixed-use development called Station South has been approved near Sam Furr Road — and it could fundamentally change how North Mecklenburg grows, lives, and connects to Charlotte.

This isn’t just another apartment project. Station South is being built directly alongside the planned CATS Red Line, signaling a shift toward walkable, transit-oriented development that Lake Norman hasn’t seen before.

What Is Station South?

Station South is a newly approved mixed-use development planned near Sam Furr Road in Huntersville, adjacent to the proposed Red Line commuter rail corridor.

The project allows for:

  • Up to 348 residential units

  • Commercial uses integrated directly into the site, not separated or tucked away

Instead of traditional suburban sprawl, Station South is designed to create a compact, walkable environment where residents can live, shop, and access daily needs without relying on a car.

What makes Station South stand out is how it’s designed, not just what’s being built.

Rather than isolating residential and commercial spaces, the development blends them together. That means:

  • Homes located above ground-floor retail
  • Businesses woven throughout the site

This type of design is common in places like South End and NoDa, but it’s a major departure from what has historically existed in Huntersville and the Lake Norman area.

Attainable Housing: A Notable Inclusion

Station South also includes five attainable housing units reserved for households earning between 80% and 120% of the area median income (AMI).

These units are required to remain attainable for 15 years, offering real housing options for people who work in the area but are often priced out of new developments.

While the number is small, it reflects a broader shift in how new projects are being evaluated and approved in North Mecklenburg.

The Red Line Connection: The Bigger Catalyst

Perhaps the most important aspect of Station South is its proximity to the planned CATS Red Line commuter rail.

If completed, the Red Line would connect:

  • Uptown Charlotte
  • North Charlotte neighborhoods
  • Huntersville and other Lake Norman towns

This type of transit access has historically been a major driver of growth, property values, and lifestyle change in Charlotte — most notably in South End.

Station South is being positioned to take full advantage of that future connectivity, making it one of the first developments in the Lake Norman area built specifically around transit.
