The Exchange is located at Highway 521 and Possum Hollow Road, a high-traffic stretch with nearly 29,700 vehicles daily. Its proximity to Red Ventures, Continental Tire, and Movement Mortgage positions it as a strategic retail hub within the Charlotte metro.


Key tenants include:

  • Costco: A 162,000-square-foot warehouse with fueling station
  • Lowe’s Foods: A 50,000-square-foot full-service grocery store
  • Target at Crossridge: A 149,000-square-foot store opening nearby

The cluster creates one of the strongest big-box retail concentrations in the region, reducing residents’ reliance on Charlotte and Fort Mill for daily shopping.

Housing Development Accelerates
The project includes 700-plus residential units, with additional nearby communities like Redstone Phase 2 and Sugar Creek adding to the momentum. Rapid growth has led to a nine-month residential moratorium along the 521 corridor as the county works to address infrastructure capacity.


Infrastructure & Healthcare Investments Rise in Parallel
Lancaster County is advancing a $125 million widening of Highway 521, along with new traffic signals and grant-backed transportation proposals. Healthcare expansion is also underway, led by the $300 million MUSC Indian Land Medical Campus, which includes a 52-bed hospital and medical office building opening between 2026–2027.

Commercial land near 521 has surged to nearly $400,000 per acre, while for-sale housing remains in strong demand — with many townhomes at The Exchange pre-selling ahead of completion. The development is expected to keep more consumer spending local and strengthen long-term property values.
